Retirement Village

Three-storey retirement village apartment building with refurbished exterior and planted grounds

Passive Fire

This three-storey building sits within an active retirement village and has 12 two- and three-bedroom apartments. The apartments were being refurbished to bring them up to current standards of finish and amenity.

Every apartment was fully stripped back for the upgrade. This exposed passive fire non-compliances in the wall, floor and ceiling assemblies, which had to be fixed before the internal refit could go ahead. We managed the remedial work to bring the building into compliance with the NZ Building Code.

The village stayed occupied throughout. Careful planning and coordination kept disruption to residents to a minimum while the remediation and refurbishment were completed safely.

Village name and apartment block withheld at client request.

Internal Refurbishments

As part of a wider building upgrade, we delivered a full internal refurbishment alongside an external renovation. The work covered a complete strip-out and refit of 12 two- and three-bedroom apartments, plus the communal breezeways and shared spaces.

The open breezeways were enclosed, giving residents weather-protected access to every apartment all year round. Inside, each apartment was refurbished with improved layouts, new finishes and modernised services.

All building services were upgraded to current standards for better performance and reliability. The work renewed the private apartments and the shared spaces together.

The result is an internal renewal that matches the external works, with apartments and shared spaces built for long-term use.
